Are realtors able to help customers with several regions vs. just 1? I want to find a beach or waterfront investment property anywhere within a certain radius of my house. Is that a thing? I feel like all of the real estate agents are very region specific. Maybe due to licensing? Halp.

Sellers agents are region specific. It’s not a turf thing, just makes their lives easier/ more efficient.
If you’re looking for a specific outcome you can sometimes employ a buyers agent who can help you cover more territory. You would have to pay them a fee though which is the downside. You might find they can help you get a better price outcome though, so potentially worthwhile.
