Fixing up a neighborhood would be great if the properties were rent controlled. But when you raise the rent on a poor family because a fancy café went in across the street, you destabilize the neighborhood.

the problem with gentrification is that the fixes are not aimed at the people currently living in that area, instead they are being made for the people you want to move into that area.

this often means that by increasing the property values of the area gentrification will price people out and this disproportionally targets the less wealthy. as a result gentirifcation unintentionally(or not) segregates people by class and its how you cna end up with gated communities.

A poor neighborhood doesn’t need a Whole Foods, or Trader Joes, they need a basic discount grocery store. They don’t need high end bistros and wine bars, they need dinners and family restaurants. They don’t need tennis courts and skating rinks, they need a basic part with a couple basketball hoops and a field to run around in. The problem with gentrification is you aren’t fixing up the neighborhood with things the residents need you are fixing it up with things rich people want.

The main issue with gentrification is that it rarely helps the people who were originally living there. When a neighborhood is gentrified, when it’s fixed up, property values increase. This is great if you own property, but if you don’t then it means that your rent is going to go up, sometimes significantly.

So when you gentrify a poor neighborhood a number of the people and businesses cannot afford the higher rents and costs of living, and have to move or close. In many cases this means that gentrification changes the culture of a neighborhood, but it also means that the poor people who lived there don’t actually benefit from gentrification.

The way to prevent these negative effects is mainly to build affordable housing, to make sure that the people who live in the neighborhood can continue living there.
