What is the logic behind having a discount percentage for lease contract? what discount really mean?

Do you mean a discount over a month-to-month rent? If so, then the reason is the one doing the leasing is willing to take less for the surety that he will have 12 month’s rent instead of renting it out to someone who may decide he’s only going to stay one month. It costs money to get a place rented and it is a hassle as well.
