What’s the real business behind dark kitchen?

Question

Is it by offering midnight services (cooking food and making deliveries) for a restaurant using their kitchen? Is it by using restaurant’s kitchen and making “my own brand” but just only by deliveries? Or is it by just renting a small place with just kitchen appliances and making my “own brand” or by offering some fast food or restaurant midnight services?
