Why does a Mr. Clean eraser work so well?

It’s abrasive rather than chemical.  It sands away anything stuck to the outside and depending on the material also sands off the top layer rather than trying to separate the stains from that layer.  It’s fine enough that there will often be a polishing effect on softer materials, too.

It’s often a lot easier to just mechanically remove something than dissolve it, assuming you have the right tool for that.
