Why does it sometimes burn when you put lotion on dry skin?

Sometimes, lotion on dry skin feels great. Other times it burns and irritates. Why?

This happens on my hands and feet if they are dry and cracked. The cracks don’t need to be deep to let the lotion deep enough to hurt, the fissures in your skin let the lotion deep enough to sting.
