An easement is an interest in a piece of land for the benefit of another person. Like if you need to travel through my private property to access your house, I could grant you an easement that allows you to do it.

A conservation easement is a specific type of easement. It designates a property for conservation purposes – maintaining habitat, improving water quality, etc. Say you own 100 acres and don’t intend to develop it. You can get an easement in the name of your state’s government that specifies the land will stay undeveloped for conservation purposes. In exchange, you get a tax break. One day, the state might just buy the land off of you. Plus, you’re helping protect your 100 acres from future development.
