Eli5 why helium or normal balloons eventually deflate?

As the title says, can someone explain why both normal latex and helium balloons eventually deflate? Does the air/helium escape very slowly somehow?

Rubber isn’t perfectly airtight, so the molecules of the air inside do eventually escape causing the balloon to deflate. Since helium is more stable and smaller it escapes faster than other balloons.
